Setting the right price is both an art and a science. Internet-based valuation models are no substitute for a team of seasoned real estate agents and professionals who understand both the art and the science. Pricing may well be the most important decision you’ll make when selling a home. Not only are you trying to attract buyers, but you are also competing against other properties being offered for sale.
Pricing your home for sale: our process
Our team of real estate agents and professionals research competing properties that were recently sold or withdrawn from the market. We also carefully evaluate the pricing and features of competing properties that are currently being offered for sale. We then analyze the data to arrive at an estimated value range for your property (aka CMA or Comparative Market Value/Opinion of Value). Ours may not be the highest “Opinion of Value” you receive, but our process is so thorough that it is typically the most accurate.
Some situations require a professional appraisal (e.g., litigation, property won’t be exposed to the market). In those situations, we offer referral to professional appraisers who specialize in the type of real estate involved. A note of caution: if your property was appraised for another purpose (e.g., estate valuation, refinancing, appeal real estate taxes), that appraisal often does not accurately reflect the actual market value and therefore can’t be relied on when pricing a home for sale.
